供求是决定价格的主要因素。受城市土地供给的局限.商品住宅供给一般具有有限性,因此,需求就成为影响商品住宅价格的关键。自2004年以来,北京商品住宅价格以平均34.37%的速度增长,2007年北京商品住宅均价达到11454元/m~2,同比增长42.29%。在北京商品住宅价格的连续上涨中,需求发挥了怎样的作用.哪些需求因素对住宅价格产生影响.本文对此进行分析。
Supply and demand are the main factors that determine the price. Due to the limitation of the supply of urban land, the supply of commodity housing is generally limited, so demand becomes the key to affecting the price of commodity housing.
