某住宅小区内8栋住宅均为地上8层、地下1层的砖混结构。地下室外墙为370mm厚砖墙,外墙防水设计为二布三膏外防水和防水砂浆五层抹面内防水相结合。该住宅施工于1997年10月～1998年8月,地下室防水施工于1997年12月。当该小区竣工交付使用1年后,回访中发现,有一部分地下室因墙体渗漏影响
