中国当前房地产泡沫形成的原因可以归纳为两个方面:一是过度投机导致的直接原因。二是消费者预期、非理性扩张、政策导向、结构性矛盾等因素促成的间接原因。1.房地产泡沫产生的直接原因过度投机而导致的地价飞涨是房地严泡沫产生的最直接原因。作为币场经济中极为活跃的房地产市场。投机活跃尤为严重。土地交易制度不健全,行业管理不完善.在一定程度上助长了投机活动,产生大量投机性泡沫。同时由于土地资源是稀缺的、有限的,随着经济的发展和人口的增多,以及城市化进程步伐的加快.人们对土地不断增长的需求与土地稀缺之间的矛盾越来越突出。
