作为国民经济体系中的基础产业,房地产市场健康有序的发展是构建和谐社会的重要保障。近年来房地产价格的变化趋势引起了学者们的广泛关注。鉴于此,笔者利用31个省、自治区、直辖市2004年—2010年的面板数据,对影响城市房地产价格因素进行了实证分析,以期研究影响房地产价格的主要因素,并结合分析结果提出了若干建议。
As a basic industry in the national economy, the healthy and orderly development of the real estate market is an important guarantee for building a harmonious society. In recent years, the trend of real estate prices has aroused widespread concern of scholars. In view of this, the author uses the panel data of 31 provinces, autonomous regions and municipalities from 2004 to 2010 to make an empirical analysis on the factors that affect the real estate prices in cities in order to study the main factors that affect the real estate prices and put forward some suggestions based on the analysis results.
