养老地产是新兴产业,因其具有复杂性,导致国内现阶段的养老地产项目并不景气。采用PPP模式建设养老地产,既可以解决土地难题,缓解资金压力,同时又能促进养老事业的发展。结合我国宏观经济环境和国家政策,构建了基于PPP模式的养老地产战略联盟,梳理了联盟的全流程,并对其开发运营模式进行了介绍。关于联盟的利润分配问题,建立了基于Shapely修正的利润分配模型,以更好地实现政府、企业之间的合作,达到利润最大化。提出了PPP模式下养老地产战略联盟的发展建议。
Elderly real estate is a new industry, because of its complexity, leading to the current stage of the elderly real estate projects is not the economy. The use of PPP model to build pension property can not only solve the land problem and relieve the financial pressure, but also promote the development of pension service. Combined with China’s macroeconomic environment and national policies, a strategic alliance based on PPP model for the elderly is constructed, the whole process of the alliance is reviewed, and the development and operation mode of the model is introduced. With regard to the profit distribution of alliances, a profit distribution model based on Shapely is established to better realize the cooperation between the government and the enterprises and maximize profits. Proposed the development mode of the strategic alliance of the nursing home in the PPP mode.
