随着国家城市化进程加快,城市对轨道交通的需求越来越高,许多城市加快了地铁建设,建设立体轨道交通,方便市民出行,缓解交通压力。地铁建设需要投入大量的资金和人力,高昂的维护和运营成本更是让许多城市望而却步,票务收入很难维持日常运营,政府补贴只是暂时的依靠,地铁需要寻找一条能够促进自身长久发展的道路,提高自己的经济收入,化解资金压力,于是出现了“地铁+物业”的商业发展模式。这种模式是一种充分利用地铁内外部空间,对周边基础设施、写字楼、商住房等大型综合立体开发的项目,地铁和周边企业的有效结合,一方面可以提高双方的经济效益,另一方面可以缓解交通压力,促进经济发展,目前已有多座城市开发采用这种商业模式,并取得了显著效果。本文通过调查分析西安“地铁+物业”商业开发的现状、市场环境、消费群体等,发现西安地铁商业开发中的问题,对西安地铁商业开发提出建议。
With the acceleration of urbanization in the country, the demand for rail transit in cities is getting higher and higher. Many cities have accelerated the construction of the subway, built three-dimensional rail transit, and facilitated public travels to ease the traffic pressure. Subway construction requires a lot of capital and manpower. The high maintenance and operation costs make it prohibitive in many cities. Ticketing revenue is difficult to maintain daily operations. Government subsidies are only temporarily relied upon. The MTRC needs to find a way to promote its long-term development. Improve their own economic income, to resolve the financial pressure, then there “Metro + Property ” business development model. This model is an effective combination of projects that make full use of the inside and outside of the subway and which are capable of large-scale integrated three-dimensional development of the surrounding infrastructures, office buildings, commercial and residential buildings, the MTRC and the surrounding industries. On the one hand, it can enhance the economic benefits of both parties. On the other hand Can ease traffic pressure and promote economic development. At present, a number of cities have developed this business model and achieved remarkable results. Through the investigation and analysis of the status quo, market environment and consumer groups of commercial development of Xi’an Subway + Property, this paper finds out the problems in the commercial development of Xi’an Subway and makes some suggestions on the commercial development of Xi’an Subway.
