对于上海房价疯涨的原因,一直是众说纷纭。最为主流的观点是房地产需求过旺,供不应求,住房供应结构不合理,住房建筑成本提供及房地产炒作等。因此,如何从土地供应量、住房供应结构及遏制炒作入手来稳定房价,将成为国内房地产价格调控最为有效的手段。实际上,这只是一些方面,最为重要的是不少地方的房价完全是人为炒作之结果。上海房价的飙升应该是在2003年 SARS 过后的事情。SARS 之前,我去过一趟上海,看到上海人都在热火朝天地谈论购房之事,就如我1991年去上海时人们在谈论股票一样。我当时就想上海的房价也要被炒得热火朝天了。事实上,上海房价
