不同性质的土地上建造的养老地产项目需要细分,开发商的后期处理方式也需区别对待2013年养老地产用地“破冰”的消息不断。4月初,北京市国土局公布了2013年度国有建设用地供应计划。在5650公顷的总量中,首次单列养老设施用地计划指标,今年的养老设施用地为100公顷。除北京市制定的首份养老综合用地的供应计划外,其他城市如上海、深圳、广州、成都等地也提出预留养老用地的相关计划。根据成都市相关规划,到2020年将规划建设395个养老设施项目,总占地11709亩。
Subprojects on different types of land need to be subdivided into subprojects, and the post-processing method of the developer needs to be differentiated from the “ice breaking” of the land for the pensions in 2013. In early April, Beijing Municipal Land Bureau announced the 2013 state-owned construction land supply plan. Among the total of 5,650 hectares, the first single-family-owned residential land use plan targets this year’s 100-hectare pension facility. Apart from the supply plan of the first comprehensive old-age land in Beijing, other cities such as Shanghai, Shenzhen, Guangzhou and Chengdu also proposed plans for reserving old-age land. According to the relevant planning in Chengdu, 395 pension facilities projects will be planned and constructed by 2020, covering a total area of 11,709 mu.
