本文探讨了能源成本与商业房地产价值之间的关系。普通的评估方法将建筑物价值描述成净运行收益的函数,因此能源成本的降低将直接增加房地产的价值。然而,由于诸多的市场障碍,比如信息闭塞、固有的职业习惯、对用能水平一致性的怀疑等,使得能源成本的影响在评估方和贷款方的资产评估方法中未能得到足够的重视。充分认识能源成本的重要性,可以促进房产买卖双方对高能效的投资,也可促使房产具有更高的转售价值和抵押价值。
This article explores the relationship between energy costs and the value of commercial real estate. While common valuation methods describe building values as a function of net operating income, a reduction in energy costs directly increases the value of the real estate. However, due to many market barriers, such as information blockage, inherent occupational habits, doubts about the consistency of energy consumption level, the impact of energy costs has not been given sufficient attention in the asset valuation methods of appraiser and lender. Fully aware of the importance of energy costs, can promote the buyers and sellers of energy-efficient investment, but also can promote real estate with higher resale value and mortgage value.
