Q我们家姐弟四人,除姐妹三个外,还有一个患有智力残疾的弟弟。父母去世后,给我们四子女留有两套住房,其中一套住房归弟弟所有,另一套坐落于北京房山区燕山的房屋归我们三姊妹共同所有。2006年4月,刘某没有经我们姐妹三人同意,即与智力残疾的弟弟签订合同,承租由我们三姊妹所共有的房屋。2007年7月至8月间,我们发现共有房屋由刘某占有和使用,即与刘某交涉腾退事宜。刘某却以签有租赁合同为由,拒绝搬出,且拒绝交付该房的其他费用。请问我们应该如何维权?
Q Our four siblings, in addition to the sisters three, there is a younger brother suffering from intellectual disabilities. After their parents passed away, they left two houses for four children, one of which was owned by their younger brother and the other was located in Yanshan, Fangshan District, Beijing. The houses were owned by our three sisters. In April 2006, Liu, without the consent of our three sisters, signed a contract with a brother with intellectual disabilities to rent houses shared by our three sisters. July 2007 to August, we found that the total share of the house occupied by Liu and the use of that deal with Liu surrender matters. Liu has refused to move out on the grounds of signing a lease contract, and refused to deliver the other costs of the room. How do we protect our rights?
