随着城镇化发展进程的加快,未来人口向城镇迁移的速度、规模仍将不断提升,城镇居民的刚性住房需求仍会进一步增大。研究城镇化进程对房地产价格变动的影响越发具有价值和必要。近年城镇化进程的推进是否是引致我国房地产价格上涨的原因呢?本文通过对安徽省2001年—2013年间的房地产价格、城镇化率之间的相互关系进行实证分析,认为安徽省城镇化率与房地产价格之间存在着正相关关系,且城镇化率的提升是房地产价格上涨的关键原因之一。
With the accelerating process of urbanization, the population will continue to migrate to cities and towns at a faster rate and scale, and the demand for rigid housing for urban residents will further increase. It is more and more valuable and necessary to study the impact of urbanization process on real estate price changes. In recent years, whether the progress of urbanization is the cause of the real estate price rise in China? This paper analyzes the correlation between real estate prices and urbanization rate in Anhui Province from 2001 to 2013, and concludes that the urbanization rate in Anhui Province and There is a positive correlation between real estate prices, and the improvement of urbanization rate is one of the key reasons for the real estate price increase.
