中国在正式加入 WTO 后,房地产市场将由目前的有限范围和有限领域内的开放,转变为全方位的开放;由以试点为特征的政策主导下的开放,转变为法律框架下可预见的开放;由单方面为主的自我开放,转变为与世贸组织成员之间的互相开放。同时随着“中房景气指数”近年来的几乎全面上扬以及中国在世界范围内政治地位的日益重要,中国房地产开发投资已经出现持续增长的态势,房地产开发资金来源也开始呈现多元化态势。在2004年国家调整了关于外资进入房地产行业的相关政策规定,使外资房地产企业也开始可以享受“国民待遇”。2005年中国政府将允许外资在国内设立房地产外商独资企业。
