10月15日,戴德梁行发布2013年第三季度房地产市场分析报告显示,截至三季度,广州甲级写字楼总存量达327.87万平方米。然而,第3季度广州甲级写字楼整体吸纳量仅为25,500平方米。预计全年总吸纳量约为28万平方米,比去年49万平方米的吸纳量下降41.6%,进一步对租金水平施压。租金水平受压,市场空置率随之也被推高。
On October 15, DTZ released the third quarterly 2013 real estate market analysis report. As of the third quarter, the total stock of Grade A office space in Guangzhou reached 3.2787 million square meters. However, in the third quarter, the overall Grade A office take-up in Guangzhou was only 25,500 square meters. The total annual absorption is estimated to be about 280,000 square meters, a drop of 41.6% from the absorption of 490,000 square meters last year, putting further pressure on the rent level. The rent level is under pressure, and the market vacancy rate has also been pushed up.
