近几年来,我国房地产市场不断升温,个人购房热情空前高涨,住房贷款需求也飞速增长,自1998年启动住房抵押贷款以来,个人住房贷款规模年均增长率接近30%。截止到2005年年末,个人住房贷款余额己达到1.84万亿元,占GDP比重的10.2%。由于期限长、流动性差,个人住房贷款的大量出现必将增大商业银行资产负债管理的风险,住房抵押贷款证券化已势在必行。
In recent years, China’s real estate market has been heating up. The enthusiasm for personal purchase has risen to unprecedented levels. The demand for housing loans has also risen rapidly. Since the start of the mortgage loan in 1998, the average annual growth rate of individual housing loans has been approaching 30%. As of the end of 2005, the balance of individual housing loans reached 1.84 trillion yuan, accounting for 10.2% of the GDP. Due to the long term, liquidity is poor, a large number of individual housing loans will surely increase the risk of asset-liability management of commercial banks, and the mortgage-backed securitization is imperative.
