在《房地产导刊》的年会晚宴上,与旁座的业界朋友探讨了2010年土地成交火热的话题。过了几天,即有新闻爆出,2010年全国土地出让达2.7万亿。本人的理解是,土地的放量一方面能够增加未来市场的供应,缓解供不应求的压力,但另一方面也将导致激烈竞争而抬高地价,地方政府坐收其利,高地价进而传导至房价,不利于市场的健康发展。
