注定,2005年是上海地产的“悲伤年”!原本一条牛气十足、几乎呈垂直上扬的价格线,一夜间,被政府这只“有形的手”硬生生地拽住了。更痛苦的是,来来这条线将如何走势,当事人却无法占卜。今天的上海地产——焦灼、躁动、不安、迷惘——构成了主旋律。痛,是难免的!但痛苦过后,上海地产能否痛定思痛,这才是最可怕的未知数。缺失的上海地产界之前的中国地产发展史,大致归纳为这样几个历史片段:早前是海南时代,那其实是中国地产原始积累时代和大浪淘沙时代。泡沫幸存者,都逐渐成长为今天中国地产的顶梁柱;之后是样板房深圳,那是中国地产的产品时代;再之后,华南板块的横空出世,成就了中国地产的大盘时代;南方之后,一向张扬的北方文化终于耐不住寂寞,北京地产迅速以话语为先锋,成为中国地产的中心;北京之后,没有人会怀疑中国地产的下一站会选择上海。
