自1998年停止福利分房、推行住房商品化以来,中国房地产市场全面复苏。近10年来,在连续多年保持高速增长的发展态势下,全国各城市地价、房价均出现大幅上涨,尽管从2005年开始,政府不断进行宏观调控,但仍然难抑上涨趋势。本文以杭州为例,运用房地产市场正反馈交易理论探讨城市房地产市场非理性运势形成机理及其破难建制,为政府宏观调控房地产市场提供科学依据。
Since the termination of welfare housing distribution in 1998 and the implementation of housing commercialization, the Chinese real estate market has been fully recovered. In the recent 10 years, under the development trend of maintaining rapid growth for many years in a row, the land prices and house prices of various cities across the country have risen sharply. Although the government continuously implemented macroeconomic regulation and control since 2005, the rising trend is still hard to come by. Taking Hangzhou as an example, this paper uses the theory of positive feedback transaction in the real estate market to discuss the formation mechanism and its establishment of the irrational fortune in the urban real estate market and provides a scientific basis for the government to macro-control the real estate market.
