为了衡量快速上涨的房价与人们住房消费能力之间的关系,近年来,房价收入比这一综合指标被社会各界广泛采用。目前关于房价收入比的计算有很多种类型,文章在对各种房价收入比影响因素进行修正的基础上,提出应分别计算不同收入阶层的房价收入比,以利于合理考察各个阶层居民的实际购房支付能力,为解决不同收入居民住房问题政策的制定提供准确依据。
In order to measure the relationship between the rapidly rising house prices and people’s housing spending power, in recent years, the comprehensive index of house price income ratio has been widely adopted by all walks of life.
