1998年,以国务院发布的《关于进一步深化城镇住房制度改革加快住房建设的通知》(国发[1998]23号)为标志,我国开始培育和启动房地产市场,并陆续出台了住房信贷、住房公积金,公房出售等配套的房改政策,房地产业的发展由此开始迅速升温,至今已有6年。按照西方国家的规律,房地产市场发展的景气周期一般为7年左右,其中5年上升,2年衰退。根据北京楼市近期供需所表现出的种种迹象及权威部门发布的相关统计数据, 我们认为北京房地产市场开始进入调整阶段。
In 1998, with the Notice of the State Council on Further Deepening the Reform of Urban Housing System and Accelerating Housing Construction (Guo Fa [1998] No. 23), China started to nurture and start up the real estate market. Housing credit and housing accumulation fund , Public housing sales and other supporting housing reform policies, the real estate industry began to rapidly warming up, it has been 6 years. In accordance with the laws of western countries, the real estate market boom cycle is generally about 7 years, of which 5 years rise, 2 years recession. According to the recent signs of supply and demand in the property market in Beijing and relevant statistical data released by the authoritative department, we think Beijing’s real estate market has begun to enter the adjustment phase.
