上半年房地产市场出人意外地持续回暖。然而,占房地产固定投资1/3、房地产销售面积近10%的商业地产却在上半年表现差强人意,与住宅类产品相比形成了强烈的反差。从微观上来看,部分同区域的办公楼与住宅甚至出现了价格倒挂的非正常现象。商业地产未能顺势回升,更说明了商业地产与住宅类产品在几个方面都存在着一定的差异。
In the first half of the real estate market surprisingly continued to pick up. However, commercial real estate, which accounts for 1/3 of the fixed real estate investment and nearly 10% of the real estate sales area, did not perform well in the first half of the year, forming a strong contrast with residential products. From the microscopic point of view, some even in the same area of the office buildings and residential prices upside even appeared abnormal phenomenon.
