我国现行经济适用住房供应制度的缺陷是由开发商获得并支配大量隐性财政补贴 ,导致经济适用住房户型面积失控、销售对象失控。必须从经济适用住房的土地供应、开发建设、价格构成因素、补贴方式和供应制度等方面加以改进 ,以保证经济适用住房和政府补贴资金公平、公正分配并取得更大的效益。
The defect of the current affordable housing supply system in our country is that developers get and control a large amount of implicit financial subsidies, resulting in the loss of control over the area of affordable housing units and the loss of sales targets. It must be improved from the aspects of land supply, development and construction, price components, subsidies and supply systems of affordable housing so as to ensure fair and equitable distribution of affordable housing and government subsidies and greater benefits.
