有这样一则因消费者购房受欺诈而引发的争讼: 消费者焦某与A开发公司签订了商品房销售合同.合同约定,焦某购买A公司出售的商品房一套,房价款为21万元,房屋产权归焦某.当焦某到房地产交易市场办理合同登记时,方知该房是A公司与B公司的“联建房”,产权归B公司所有.他还得知,该房工程质量并非A公司在售房合同申填写的“优质工程”,而是仅为“合格”.同时,由于A公司不能提供《土地使用证》和《商品房销售许可证》,房地产交易市场拒绝为焦某办理合同登记手续.而且,在其后的日子里,B公司又以产权所有人的身份向焦某索要房租.焦某只好找A公司交涉,被告知如果每平方米再交40元后,就可以办理产权证.
