自2004年底,以重庆、成都和西安为代表的西部房地产市场逐渐引起了人们的关注,起因是以上海为代表的东部沿海城市由于房地产投资过热,促使一些海内外开发商开始将目光转向西部二线城市。业内人士认为,中国西部的潜在优势已越来越多地引起了海内外地产资本的兴趣,而这种优势主要体现为西部城市房地产开发成本比东部低,但利润空间却并不比东部小。不过,西部房地产业的兴起也逐渐显露出二线城市投资过热等不良苗头。
Since the end of 2004, the western real estate market represented by Chongqing, Chengdu and Xi’an has gradually drawn people’s attention. The reason is that the over-heat in real estate in the eastern coastal cities represented by Shanghai has forced some overseas and domestic developers to turn their attention to the second-line city. The industry believes that the potential advantages of western China have increasingly attracted the interest of real estate capital both at home and abroad. This advantage is mainly reflected in the fact that western cities have lower real estate development costs than the east, but their profit margins are no smaller than in the east. However, the rise of the western real estate industry has gradually revealed the second-tier cities such as investment overheating bad signs.
