我国房地产金融市场存在结构性失衡,经营资金过分依赖银行贷款,风险高度集中于商业银行。房地产信托是房地产融通资金的重要工具。与国外成熟的REITs相比,我国房地产信托有很大的不同,多以信托计划的形式出现,其在机制设计方面存在缺陷,因此,有必要对其进行研究,为我国房地产信托的发展提供有力支持和正确指引。
