比较分析全国35个城市1998~2010年的房屋价格指数统计数据,选取其中五个代表性城市——北京、上海、天津、深圳、成都,分别计算出各城市不同楼盘购房者的估算租赁成本与租赁成本因子,通过与实际市场租金比较显示出市场房价偏高,我国部分房地产市场存在泡沫现象,而2012年的相关指标表明“国八条”对房地产市场泡沫的抑制作用较为明显。我国房地产市场的调整应着力关注民生,调整住房供应结构,增加居住用地的有效供应;同时引导需求结构向理性消费转变,坚决抑制不合理住房需求,进一步建立和完善住宅金融体系。
A comparative analysis is made on the housing price index statistics of 35 cities in China from 1998 to 2010, and five representative cities including Beijing, Shanghai, Tianjin, Shenzhen and Chengdu are selected to calculate the estimated rental cost for different real estate buyers The factor of leasing cost shows that the market price is relatively high comparing with the actual market rent, and some real estate markets in our country have a bubble phenomenon. However, the relevant indicators in 2012 show that the suppression effect of the “National” policy on the real estate market bubble is more obvious. The adjustment of China’s real estate market should focus on people’s livelihood, adjust the housing supply structure, increase the effective supply of residential land; at the same time guide the demand structure to rational consumption change, resolutely curb the irrational housing demand and further establish and improve the residential financial system.
