目前从市场供求关系角度分析,上海房地产价格已经需要进入下降通道,寻觅供需均衡点,方能促进有效需求的形成,使房地产产业能够长期有效的繁荣。但由于当下的土地财政、保障性住房不足以及融资渠道单一等制度弊端和金融低效率,从不同方面、不同程度影响了上海房地产市场的健康发展。因此,制度的改革、保障性住房的建设和金融的创新是解决上述问题的重中之重。
At present, from the perspective of market supply and demand analysis, Shanghai real estate prices have to enter the descending channel to find a balance between supply and demand in order to promote the formation of effective demand, so that the real estate industry can be long-term and effective prosperity. However, due to the current system of land finance, inadequate protection of housing and financing channels such as a single institutional shortcomings and financial inefficiencies, from different aspects, to varying degrees, the healthy development of the Shanghai real estate market. Therefore, the reform of the system, the construction of affordable housing and the innovation of finance are the top priority for solving the above problems.
