本文利用57295户南昌市住房状况调查的数据,对房地产市场住房价格意向的相关因素进行分析,得出以下结论:1.希望购买每平方米3000元以下中、低价位住房的是购房需求的主体;2.中青年群体更愿意购买高价位住房;3.收入水平是购买意向的决定因素;4.老城区住房是购房首选区域;5.改善性需求是购房意愿的主导;6.介于60~120平方米之间的中等面积户型是住房需求的主力户型。在此基础上,文章提出了相关政策建议。
Based on the data of 57295 households surveyed in Nanchang City, this paper analyzes the related factors of housing price intention in the real estate market and draws the following conclusions: 1. I hope to purchase middle and low price housing below 3,000 yuan per square meter, Main body; 2. young and middle-aged groups are more willing to buy high-priced housing; 3. income level is the determining factor of purchase intention; 4. old city housing is the preferred area for purchase; 5. improve sexual demand is the dominant purchase intention; 6. between 60 to 120 square meters of medium-sized apartment layout is the main demand for housing units. On this basis, the article put forward the relevant policy recommendations.
