近几年来,镇江市的商品房价格大幅上涨,对政府的产业政策和老百姓的生活都带来了很大的影响。通过对镇江市商品房市场的实证研究,并深入分析其供需状况,发现从短期来看,镇江市商品房的需求略大于供给,但其投机性因素的影响较大;从长期来看,镇江市商品房需求远大于供给,其有效需求主要由小康标准的居住需求来支撑;并给出了相关的政策建议。
In recent years, the price of real estate in Zhenjiang City has risen sharply, bringing a great impact on the government’s industrial policies and people’s lives. Through the empirical research on the real estate market in Zhenjiang and its in-depth analysis of the supply and demand, it is found that in the short run, the demand for commercial housing in Zhenjiang is slightly larger than the supply, but its speculative factors have a greater impact. In the long run, The demand is far greater than the supply, and its effective demand is mainly supported by the living standard of well-to-do standard; and the relevant policy recommendations are given.
