当前,曾经作为商业银行信贷资金争相追逐的我国房地产行业不景气,去库存压力较大,房地产行业已经今非昔比。面对当前形势,虽然商业银行不断压缩房地产行业的贷款规模,而且房地产行业贷款的难度及成本都不断增加,但是房地产业信贷业务在商业银行的资产业务中仍然占据较大比重。本文试图通过在分析目前商业银行在房地产信贷业务上遇到的问题的基础上找到解决问题的方法并提出对商业银行业务进行创新的建议,从而控制风险,最后能达到预期的收益目标。
At present, the real estate industry in our country, a downturn in the pursuit of credit funds for commercial banks, is under pressure to go to the stockpile and the real estate industry is no longer the same. In the face of the current situation, though commercial banks continue to reduce the size of loans to the real estate industry and the difficulty and cost of real estate loans are increasing, the real estate credit business still accounts for a large proportion of the assets business of commercial banks. This article attempts to control the risk and finally achieve the expected profit target by analyzing the current problems encountered by commercial banks in the real estate credit business and finding solutions to the problems and putting forward suggestions on commercial banking innovation.
