中国住房制度的改革要从住房商品化开始。中国住房制度改革的过程,实质上就是住宅由实物(非商品)向商品的转化过程。取消传统的实物分房方式,实行货币化分房是中国住房制度改革经过十多年的历程后一次根本性的转变。货币化分房是实行住房制度改革以来迈出最大,同时也是决定性的一步,但职工住房完全实现商品化、社会化还有一个过程。
The reform of China’s housing system should begin with the commercialization of housing. The process of housing reform in China is essentially the process of housing from the real (non-commodity) to commodity conversion process. The abolishment of the traditional physical housing distribution method and the implementation of the monetization of housing distribution are a fundamental change after more than 10 years of reform of China’s housing system. Monetization is the largest and also the decisive step since the implementation of the housing system reform. However, there is still a process in which housing for employees is fully commercialized and socialized.
