在中国地产业界,海外资本的出现早已不是什么新鲜事。只是此前海外资本的视线集中在北京、上海、广州等一线城市,鲜有涉及广大的二三线城市特别是西部城市,然而,近来这种情况悄悄发生了变化。随着二三线城市的地产业呈现良好的发展态势,众多跨国资本正逐步将资金向诸如武汉、成都等中国的二三线城市转移。知名房地产咨询公司“仲量联行”在其发布的《工业地产白皮书》中称海外资本转战二三线地产是“趋势使然”。这其中,与以前资本集中在东部一线城市不同,二三线城市尤其是西部城市成为海外资本新的投资热点,而向来不太受人重视的工业地产也引起海外资本的强烈关注。
In China’s real estate industry, the emergence of overseas capital is nothing new. However, the focus of overseas capital was concentrated in the first-tier cities such as Beijing, Shanghai and Guangzhou, with few involving the second and third tier cities, especially the western cities. However, the situation has been quietly changed recently. With the real estate industry in the second and third tier cities showing a good momentum of development, many transnational capitals are gradually shifting their funds to second and third tier cities in China such as Wuhan and Chengdu. Well-known real estate consulting firm “Jones Lang LaSalle” in its release of “White Paper on Industrial Real Estate,” said the transfer of overseas capital to second and third line real estate is “the trend.” Among these, unlike previous first-tier cities with capital concentrated in the east, the second and third tier cities, especially the western cities, became the new investment hot spots for overseas capital. However, industrial real estate, which has never been given much attention, has also drawn the strong concern of overseas capital.
