如今,“香港制造”的模式基本上并无很重大的改变,只是他们在重要的市场转变时机进行了大规模的增加土地储备及长期的投资策略。过去的20年间,香港主要地产发展商在国内的发展经历了不少的波折。回顾20世纪90年代香港地产发展商在国内开拓市场,无论在投资数额或投放的资源上均不高,在整个物业组合上亦只占很少的份额。其中,恒基及新世界是在国内发展得较快的主要香港发展商。但是,若以投资回报来说,20世纪90年代以至2000年后的几年间,香港地产发展商在国内的表现均乏善足陈。
