为了研究搜寻过程的形成机理及其影响因素,该文基于信息经济学理论,建立住房一级市场的搜寻过程模型,在理论上推导购房者的最优搜寻决策,采用仿真模拟方法探讨价格分布和工资水平等外生变量对搜寻过程的影响,提出降低搜寻成本、提高市场效率的建议。研究结果表明:属性相似住房的价格差异程度是影响搜寻成本的主要因素,平均搜寻努力程度、购房者收入和卷入程度的提高会促使居民采取积极的搜寻策略。建议降低属性相似住房的价格差异程度,拓展信息传递渠道,提高信息透明度和真实性。
In order to study the formation mechanism of search process and its influencing factors, based on the theory of information economics, this paper establishes the search process model of housing primary market, deduces the optimal search decision of buyers in theory and discusses the price distribution and Salary level and other exogenous variables on the search process, put forward suggestions to reduce search costs and improve market efficiency. The result shows that the degree of price difference is the main factor affecting the search cost. The average search effort, the increase of home buyers’ income and involvement will lead residents to adopt a positive search strategy. Proposed to reduce the price of property similar to the degree of housing differences, expand information delivery channels and improve information transparency and authenticity.
