住房制度的改革和银行住房信贷业务的开展,使越来越多的老百姓通过银行贷款圆了自己多年的“住房梦”。然而,对归还贷款方式和银行如何计收利息却不甚了解。根据中国人民银行颁布的《个人住房贷款管理办法》第十一条“借款人应和贷款银行制定还本付息计划……,贷款期限在1年以上的,按月归还贷款本息”的规定,为便于贷款银行操作和借款人选择,中国人民银行具体确定了个人住房贷款的两种按月还本付息的方法,允许借款人和贷款银行在双方商议的基础上进行选
The reform of the housing system and the development of bank housing credit business have enabled more and more ordinary people to round their own “dreams of housing” through bank loans for many years. However, there is little understanding of how loan repayments and banks receive interest.
