物业税作为新税种,不应合并土地出让金,因合并而对房地产价格的影响也就无从谈起。本文通过对投资需求、消费需求、税负转嫁的分析,论证了当前开征物业税对我国房地产价格的影响。总体上说,开征物业税将有助于平抑房价,调节分配,但也有可能抑制房地产有效需求,抑制房地产业繁荣,这取决于当地房地产基本需求满足程度和区域房地产价格水平。
Property tax as a new tax, land transfer fees should not be consolidated, because of the merger and the impact on real estate prices will be impossible. Through the analysis of investment demand, consumer demand and tax burden, this paper demonstrates the impact of the current property tax on real estate prices in China. On the whole, the introduction of property tax will help to stabilize housing prices and regulate distribution, but it may also inhibit the effective demand of real estate and curb real estate boom, depending on the local real estate basic demand satisfaction and regional real estate prices.
