在 CBD 周边的区域里,四方桥是开发量比较大,但又比较静谧的区域。过去常有人把 CBD 以东的泛东区作为 CBD 的居住区,事实上,现在 CBD 周边的住宅区是处处在开发。但在众多居住区中,像四方桥这样与城区距离较近,又处在北京的绿化隔离带上,占有先天自然优势的区域并不多。有资料显示,京沈高速所在的南磨房乡地区,城市建设开发较晚,可供开发的土地较多。自2005年开始,北京有机化工厂、化工二厂将搬出该区,焦化厂将于2007年搬到河北,这样就会腾出一大部分土地供开发。这些土地具备做大盘项目的条件。只是,现在政府严格控制审批别墅用地,预计近期还是以板楼、塔楼等普通住宅供应为主。
In the area around the CBD, Sifangqiao is a relatively large but relatively quiet area for development. In the past, people often used the Pan-East District east of the CBD as a residential area for CBD. In fact, residential areas around the CBD are now under development. However, in many residential areas, such as Sifangqiao, which is close to the urban area and located in Beijing’s greenery zone, there are not many areas that have innate natural advantages. Statistics show that in the area of Nanfangfang Township where Beijing-Shenyang Expressway is located, urban construction and development are relatively late and more land is available for development. Since 2005, the Beijing Organic Chemical Plant and the Chemical Plant No.2 will be moved out of the area, and the coking plant will be relocated to Hebei in 2007, thus releasing a large part of the land for development. These land have the conditions to do the big market project. However, the government now strictly control the approval of the villa land, is expected to plate or tower, tower and other ordinary residential supply.
