近年来由于房价的快速上涨,给人们带来的是买房痛苦指数的上涨,本文以天津市为例分析买房痛苦指数,阐述了买房痛苦指数的发展历程和背景,提出了买房痛苦指数的公式。从收入状况、房价、政府财政支出、城市建设用地、人口密度等方面对买房痛苦指数的影响因素进行了分析。同时对缓解天津市买房痛苦指数从政府、企业和个人三个方面分别提出了相应的建议。同时运用灰色理论对2016年天津市各月的房价进行预测,测算了2016年天津市各月的房价,以便于购房者参考。
In recent years, due to the rapid rise in house prices, people are brought to the rising pain index of buying a house. This article takes Tianjin as an example to analyze the pain index of buying a house, elaborates the development process and background of the pain index of buying a house, and puts forward the formula of pain index of buying a house. From the income status, housing prices, government expenditure, urban construction land, population density and other aspects of the factors that affect the pain index of buying a house were analyzed. At the same time, it puts forward corresponding suggestions from three aspects of government, enterprises and individuals to ease the pain index of buying houses in Tianjin. In the meantime, using the gray theory to forecast the house prices in each month of Tianjin in 2016, the monthly house prices in Tianjin in 2016 are calculated to facilitate buyers’ reference.
