为掌握我国城镇化进程中居住建筑使甩寿命的主要影响因素,运用问卷调查法、回归分析法和SPSS软件,对16个城镇的3 480个被拆除居住建筑的有效样本,分城市化率、建造年代、经济增长率、结构形式、建筑层数、拆除原因、拆除年代、人均GDP、城镇规模等9个因素进行居住建筑使用寿命的相关性分析.结果发现:在快速城镇化进程中,居住建筑使用寿命与城镇化率、建造年代、经济增长率、人为干扰程度等社会、经济及管理因素显著或明显负相关,与人均GDP、城镇规模和拆除时间相关性不大或基本不相关,与结构耐久性、建筑层数等本应正相关的建筑自身因素显著负相关,分析结果证明了我国城镇居住建筑使用寿命随快速城镇化和经济粗放式发展而缩短的事实,揭示了居住建筑短命的机理.
In order to grasp the main factors that affect the life-span of residential buildings in the process of urbanization in our country, questionnaire survey, regression analysis and SPSS software were used to analyze the effective samples of 3,480 demolished residential buildings in 16 cities and towns, The construction period, the economic growth rate, the structure form, the number of building layers, the reason of dismantling, the demolition age, the per capita GDP, the size of the urban area and so on.The result shows that in the rapid urbanization process, The service life of buildings has a significant or significant negative correlation with the social, economic and managerial factors such as urbanization rate, construction time, economic growth rate and man-made disturbance degree, little or no correlation with GDP per capita, urban scale and demolition time, and Structure durability, building layer and other factors that should be positively correlated with the building itself were significantly negatively correlated. The results of the analysis proved that the service life of urban residential buildings in China is shortened with the rapid urbanization and extensive economic development, which reveals the short-lived mechanism.
