随着房地产市场的发展,专业的房地产估价的需求也越来越大。作为评估人员,如何准确选择合适的评估方法、适当的调整影响各种方法准确性的参数,使得估价结果更客观、合理就显得尤为重要。因此,本文对房地产评估中的市场法与收益法进行案例分析,找出其中的差异与关联性,把握房地产估价的实质,使评估人员在不同情况下找到最适合的评估方法。
With the development of the real estate market, professional real estate valuation needs are also growing. As assessors, how to select the appropriate assessment method properly and adjust the parameters that affect the accuracy of various methods properly makes the valuation more objective and reasonable. Therefore, this article carries on the case analysis to the market method and the income method in the real estate appraisal, finds the difference and the relevance among them, grasps the essence of the real estate appraisal, causes the appraiser to find the most suitable appraisal method in different situations.
