目前我国的房地产一级市场已经建立,但在发放贷款的过程中却面临着一些问题.其中最突出的就是金融机构所面临的“短存长贷”的流动性风险。借鉴国外的一些成功经验,尤其分析美国在七十年代初推行抵押贷款证券化的背景。得出目前我国解决抵押贷款一级市场难题的出路也在于建立抵押贷款二级市场.完善抵押贷款市场。但相比于推行抵押贷款证券化的条件,我国在政府干预、金融市场、金融法规等方面仍有很大差距.应从这些方面进行完善.最终为推行住房抵押贷款证券化提供必要的准备。
