全球房地产直接投资以2900亿美元创最高记录2006年上半年全球房地产直接投资达2900亿美元,比2005年同期增长30%。中国房地产直接投资在2006年上半年达47.5亿美元,比去年同期翻一番。作为一个新兴市场,中国继续保持对跨境投资的巨大吸引力。流入中国的跨境资本达27.7亿美元,占总投资额的58%。而全球基金管理公司在上海市场尤其活跃。截至2006年9月,上海有15套整栋物业出售交易,涉及金额约18亿美元,买方均为来自美国,欧洲和亚太区的主要外国机构投资者。
Global real estate direct investment hit a record high of 290 billion U.S. dollars Global direct investment in real estate reached 290 billion U.S. dollars in the first half of 2006, an increase of 30% over the same period of 2005. China’s real estate direct investment hit 4.75 billion U.S. dollars in the first half of 2006, double the figure of the same period of last year. As an emerging market, China continues to maintain a great attraction for cross-border investment. Cross-border capital flows into China reached 2.77 billion U.S. dollars, accounting for 58% of the total investment. Global fund managers are particularly active in Shanghai. As of September 2006, Shanghai had 15 full-property sales transactions involving approximately $ 1.8 billion in purchases by major foreign institutional investors from the United States, Europe and Asia Pacific.
