种种迹象表明,商品住宅市场已进入“个人消费”时代。对于个人购房者而言,价格始终是关注的首要因素。据北京市统计局在去年下半年进行的一项调查显示,在接受调查的1500户城镇居民中,90%以上都选择了房价在每平方米4000元以下的商品房;据上海房地产交易中心的统计显示,购房者选择3000到5000元/m~2的中档房占了61%,这部分购房者主要是工薪阶层;而广州市统计局万户居民调查办公室公布的有关数据则显示,近期准备购买3500~4500元/m~2房屋的消费者占了大多数。——三地的调查统计数据都表明,3000~5000元/m~2的中低价位是市民普遍接受的价位。
