扩大居民住房消费是中国此次启动内需的重要内容。但目前的现状是,相对于城镇住房投资而言,城镇居民住房消费无论是对GDP增长的贡献还是贡献百分点都小得多,这与住房消费受到高房价、收入差距、产品结构、消费信心、消费环境等重要因素的制约有关。在分析上述制约因素的基础上,本文提出了相应的政策措施与建议。
The expansion of residential housing consumption is an important part of China’s domestic demand. However, the current status quo is that, compared with urban housing investment, urban residents’ housing consumption contributes much less to GDP growth or contribution percentage points, which is related to the fact that housing consumption is affected by high housing prices, income disparity, product mix, consumer confidence, Consumer environment and other important factors related to the constraints. Based on the analysis of the above restrictive factors, this paper puts forward the corresponding policy measures and suggestions.
