住宅产业化是我国房地产发展的重要战略,但是高成本却严重制约了住宅产业化的发展。将产业化住宅与传统住宅的全寿命期成本作对比分析,可以发现产业化住宅的高成本主要来自于建造成本。通过对研究住宅产业化的文献进行整理,得出导致住宅产业化初期建造成本大幅度上涨的主要原因,并针对这些原因提出建议以期降低住宅产业化的建造成本,从而实现住宅产业化的进一步发展。
Housing industrialization is an important strategy of real estate development in our country, but the high cost seriously restricts the development of residential industrialization. A comparative analysis of the life-cycle costs of industrialized and traditional residential properties shows that the high cost of industrialized residential buildings mainly comes from construction costs. Through the research on the housing industrialization literature, draw the main reason leading to the substantial rise in the initial cost of housing industrialization, and for these reasons to make recommendations to reduce the cost of housing industrialization in order to achieve the further development of residential industrialization .
