《物权法》出台,建立了不动产统一登记制度,进一步完善了不动产征收补偿制度和宅基地管理制度,对征地房屋拆迁工作将产生深远的影响。本文指出在征地房屋拆迁工作中,公共利益的界定,征地拆迁的法定程序,合理的补偿机制,充分的纠纷解决机制等都将发生一定的转变,从而有利于维护被拆迁群众的合法权益,同时,也有利于征地房屋拆迁工作的推进。
