近年我国房地产业一直保持着持续快速的增长,“泡沫”存在与否引发争议。住房是人的一种基本权利和基本的社会保障,房价的变动关系着国计民生和社会的稳定。国家自2003年以来对房地产业着重关注,并不断加大调控力度。2006年国家更是从行政、金融、税收和流通、土地领域等多个层面对房价进行地毯式调控.但从国家统计局与发改委发布的数据显示,这些调控措施对房地产投机需求产生了一定的抑制作用,但全国房价却依然较快攀升。本文使用2000~2006年的相关指标(房地产租售价格指数、商品房空置率、房价收入比和房价与物价指数比)来进行分析,对我国房地产市场是否存在泡沫加以初步分析。
In recent years, China’s real estate industry has maintained sustained and rapid growth, “bubble ” the existence of controversial. Housing is a basic human right and basic social security. The change of housing prices is related to the national economy and the people’s livelihood and social stability. The state has paid great attention to the real estate industry since 2003, and has continuously increased its efforts in regulation and control. In 2006, the state also carried out carpet-level regulation on house prices from the aspects of administration, finance, taxation and circulation, and land areas, etc. However, the data released by the National Bureau of Statistics and the NDRC indicated that these regulatory measures have had a certain impact on the speculative demand of real estate Inhibition, but prices are still rising rapidly throughout the country. This article uses the relevant indicators from 2000 to 2006 (real estate rental price index, the vacancy rate of commercial housing, housing price income ratio and price index and price index) to analyze whether there is a bubble in China’s real estate market to conduct a preliminary analysis.
