BIM中文名为“建筑信息模型”。它是创建并利用数字技术对建筑工程项目的设计、建造、运营全过程进行管理、优化的方法和技术。传统的二维图纸设计方法,无法直观的从图纸上展示设计的实际效果,造成各专业之间打架碰撞,导致设计变更、工程量漏记或重计、投资浪费等现象出现。采用基于BIM技术的三维设计和协同设计技术为有效的解决上述问题提供了机遇,在应用BIM技术之后,施工单位提交的竣工资料将包含他们修改、深化过的BIM模型,这个模型经过设计院审核之后作为竣工图的一个最主要组成部份转交给咨询公司进行竣工结算,施工单位和咨询公司基于这一个模型导出的工程量必然是一致的。由于建筑工程造价具有大额性、个别性、动态性、层次性、兼容性的特点,BIM技术在工程造价管理信息化方面有着传统技术不可比拟的优势:一是通过BIM技术建立三维模型自动识别各类构件,快速抽调计算工程量,及时捕捉动态变化的结构设计,有效避免漏项和错算,提高清单计价工作的准确性;二是利用BIM技术造价工程师可以与设计人员协同工作,从造价控制的角度对工艺和方案进行比选优化,可有效控制设计变更,降低工程投资。
