当前,中国房地产的发展吸引着越来越多的国际投资者的目光,外资正全面且快速的进入中国房地产市场的各个环节,这引发了国内各方的关注。本文通过介绍投资地产的外资的来源及形式,分析我国房地产行业利用外资的现状和表现,指出外资对我国房地产市场的影响,认为我国的经济发展迅速和金融改革滞后带来的丰富的投资机会和逐渐清晰可控的房地产投资风险是当前外资进入中国房地产市场的主要原因。同时结合政府政策提出,应该肯定外资的进入有益于推动我国房地产行业的竞争和成熟;也应该警惕外资进入带来的风险,对外资进行政策引导,保持我国房地产市场发展的独立和稳健。
At present, the development of China’s real estate attracts more and more international investors’ eyes. Foreign capital is entering all aspects of China’s real estate market in a comprehensive and rapid manner, which has aroused the concern of all parties in China. This paper introduces the source and form of foreign investment in real estate, analyzes the status quo and performance of the real estate industry in China, points out the impact of foreign capital on China’s real estate market, believes that the rapid economic development in our country and the rich investment opportunities brought by the delayed financial reform, Gradually clear and controllable real estate investment risk is the main reason for foreign capital to enter the Chinese real estate market. At the same time, it should be affirmed that the entry of foreign capital is beneficial to promote the competition and maturity of China’s real estate industry. It should also be vigilant against the risks brought by foreign investment, guide the foreign investment and maintain the independence and stability of the development of China’s real estate market.
