20世纪90年代末以来,经济发达地区城市化的急剧加速,带动了我国经济高速增长。而在这一轮地方政府主导的城市扩张中,“土地财政”扮演了非常重要的角色,但这同时也带来了许多的问题。随着国家新一轮房地产市场调控政策的出台,开发商拿地热情减退,“土地财政”也进入了困境,到了不得不改的地步。文章拟对“土地财政”的现状和成因进行分析,并对现在的困境提出自己的想法对策。
Since the late 1990s, the rapid acceleration of urbanization in economically developed regions has led to the rapid economic growth in our country. In this round of local government-led urban expansion, “land finance” has played a very important role, but it also brought a lot of problems. With the introduction of a new round of real estate market regulation and control policies in the country, developers are losing their enthusiasm, and “land finance” has also entered a dilemma where it has to change. The article intends to “land finance” status and causes of analysis, and the current dilemma put forward their own ideas and countermeasures.
