随着我国城镇化的快速推进,城市人口与日俱增,伴随而来的机动车数量急剧增加,地面交通拥堵,给人们的日常出行带来不便。而城市轨道交通具有速度快、时点准、污染小、事故少等特点,能够有效缓解城市交通的拥堵问题。交通便利性也纳入购房者重点考虑的方面,地铁就成为了影响房地产价格的重要因素之一。而地铁对房价的影响又涉及到政府、房地产商与众多购房者的利益,因此研究房地产对沿线房地产房价变动的影响机制与相应对策就具有一定的理论价值和研究意义。在充分收集数据的基础上,本文运用了多层线性回归模型分析得出,地铁对住宅价格的增值效应有超前性,在地铁沿线一定范围内,对沿线住宅价格有较大的增值作用。基于回归结果,本文对政府部门、房地产商和众多购房者提出相关建议。
With the rapid urbanization in our country, the urban population is increasing day by day. The accompanying numbers of motor vehicles have dramatically increased, and traffic congestion on the ground has brought inconvenience to people’s daily travels. However, urban rail transit has the characteristics of fast speed, accurate timing, less pollution and fewer accidents, which can effectively alleviate the congestion of urban traffic. Traffic convenience is also included in the purchase of key aspects of consideration, the subway has become an important factor affecting the real estate prices. However, the impact of MTRC on housing prices also involves the interests of the government, real estate developers and many homebuyers. Therefore, it is of theoretical value and research significance to study the impact of real estate on real estate prices along the line and the corresponding countermeasures. Based on the full collection of data, this paper uses the multi-layer linear regression model to conclude that the added value of the subway has a leading effect on residential prices. Within a certain range along the subway, it has a greater value-added effect on residential prices along the line. Based on the regression results, this paper puts forward some suggestions to government departments, real estate developers and many buyers.
